The new five-story, 250,000-square-foot building will be located within the business park, northwest of President George Bush Turnpike (SH 190) and one block from the Dallas North Tollway in Plano, Texas. AP will manage construction on the tilt-wall core/shell office building; a three-level, 180,000-square-foot parking garage with 584 spaces; and various site improvements including landscaping and site paving.
“While Dallas’ office market has been slow to recover, absorption and demand ticked upward for the third quarter. We believe this trend positions Billingsley’s award-winning business park — as well as this new office building — well in the coming years,” said Will Pender, President of AP Gulf States. “We’re excited to get to work on our fourth major office project with Billingsley and help them take another step forward in completing this state-of-the-art development.”
The office building site will be adjacent to another four-story, 187,100-square-foot office building and 9,000-square-foot amenity center with a large fitness center, conference center, and tenant lounge with a curated mini-market, that was completed by AP in June 2020. GFF Architects is the planning architect for the project, and Trevor Franke and Gini Rounsaville with JLL are coordinating the building leasing for Billingsley.
“The way offices are being used is evolving, and we constantly strive to meet the ever-changing needs of our customers,” said Lucy Burns, Partner at Billingsley Company. “There will be a first-floor coffee lounge with café-style seating, soaring windows, and large art installations indoors and out. We’ve added patios to the first floor and balconies on several floors — all of which will overlook a large park with meeting areas and wi-fi — giving employees the option to work outdoors.”
