COLLEYVILLE, TX — The Park, an 83,473-square-foot speculative industrial and flex development currently under construction in Colleyville, Texas, will bring Class A diverse commercial space to one of North Texas’ most supply-constrained industrial markets.
Developed by Shoal Creek Capital and CamberMark, the project is designed to meet growing demand from small businesses, expanding companies, service providers, and showroom users seeking modern, flexible industrial space in the Mid-Cities.
The Park is scheduled for delivery in Q4 2026, and pre-leasing is now underway. Mac Morse, Partner at Citadel Partners, and Paul Clarkson, Market Principal at Citadel Partners, are leading the efforts ahead of the project's delivery.
“The Park represents a rare opportunity for businesses to secure new Class A light industrial, office, and retail space in one of the region's most established and underserved markets,” Morse said. “With very little new product available in Colleyville, we expect strong interest from companies seeking high-quality, flexible space in an exceptional location.”
The Park will feature three buildings with flexible suites averaging 3,600 square feet. Designed to accommodate a wide variety of industrial, showroom, and flex users, the development will offer customizable finish-outs and modern building features. Its location along State Highway (SH) 26 provides access to DFW International Airport, SH 121, SH 183, and other major regional transportation corridors.

This project is the only Class A flex development that is currently under construction, according to CoStar stats, Morse said.
“Colleyville offers a unique combination of affluent demographics, an established business community, and extremely limited industrial inventory,” Clarkson said. “Businesses looking to expand or establish a presence in this trade area have had very few quality options. The Park fills that need by delivering right-sized, Class A light industrial space in a market where opportunities like this are extremely rare.”
The Park’s location places tenants within minutes of the following Texas cities: Southlake, Grapevine, Bedford, Hurst, and Keller.
