AUSTIN, TX — Benchmark Business Parks, a vertical of The Town Lake Company, has officially broken ground on its latest small-bay industrial project in Pflugerville, Texas. The development will deliver 84,200 square feet of tilt-wall flex industrial space across two buildings and 24 individual units, specifically designed for trades, service companies, and small businesses. Set on five acres with ample parking, the project is expected to open in Q2 2026.
"This is a highly targeted product, built with the end user in mind," said Taylor Hutcherson, Partner at The Town Lake Company. "We're designing these parks to support the long-term success of small businesses by right-sizing the space, prioritizing functionality, and locating them close to the communities they serve."
The site offers direct access to SH-130 and is surrounded by residential growth, evidenced by two newly built H-E-B grocery stores just minutes away. Its location positions it to serve some of the fastest-growing markets in the country.
Designed by STG Design and built by ARCO/Murray, the project will feature more than 20-foot clear heights, fiber connectivity, and flexible unit layouts tailored to a wide range of business types. Construction financing is provided by American National Bank of Texas.
