DALLAS, TX — Adolfson & Peterson Construction, a national, family-owned construction management and contracting company, has been selected by retail real estate investment firm Asana Partners to renovate the former Oak Lawn Design Plaza in the Dallas Design District. Acquired in late 2023, Asana Partners is redeveloping the property into a 160,000-square-foot upscale shopping and dining destination.
The multi-million-dollar project will repurpose the 1970s-built, nine-acre parcel — now named The Seam — into retail, wellness, and food offerings set in an open-air environment. Morris Adjmi Architects (MA) is the design architect with GFF Design serving as the architect of record.
“Our planning and design approach was centered on enhancing connectivity throughout the site and within the neighborhood's context,” said Morris Adjmi, MA’s Founder and Principal. “We reconfigured the plaza's overall layout to open up the site and significantly improve the pedestrian experience."
The new visual identity for the revitalized development is characterized by bold geometries and materials anchored by courtyard gardens. The site's original layout was reconfigured, removing portions of the existing complex that obstructed visual and physical connections to Slocum Street.

Adolfson & Peterson Construction will handle all aspects of The Seam’s construction, including staging and phasing the work. Additional responsibilities under Adolfson & Peterson Construction’s purview include improving the existing buildings by upgrading facades with new exterior insulation finish systems and metal panels. Mechanical, electrical, and plumbing upgrades, structural improvements by adding new steel, and roof work are also planned.
Additionally, Adolfson & Peterson Construction will add outdoor features such as lighting, modern hardscapes and softscapes, new curb lines, and sidewalk upgrades. Upon completing all upgrades, The Seam will provide nearly 50 spaces for retail, restaurants, wellness providers, and showrooms.
Adolfson & Peterson Construction has experience in renovating mixed-use projects, including the renovation and interior demolition of Dallas’ Knox Park in 2020. Adolfson & Peterson partnered with GFF Design and Morris Adjmi Architects on this project that included a new roof, added parapet and masonry facade, and a new storefront glass system including integral metal panels. Selective demolition took place at the building facade and structure.
