HOUSTON, TX — Houston-based KDW, a full-service design-build firm specializing in customized industrial and commercial construction, has completed two additional build-to-suit facilities at the TGS Cedar Port Industrial Park in Baytown, Texas. With this latest milestone, KDW has built four buildings in the nation's largest master-planned, rail-served industrial park and has broken ground on a fifth.
Developed by Welcome Group and designed by Tomorrow Planning, the newly completed build-to-suit facilities each span 24,040 square feet, bringing KDW's total completed square footage in Cedar Port to nearly 100,000 square feet.
"Cedar Port represents the future of Houston's industrial logistics and development," KDW CEO Keith Dalton said. "We are proud to support the region's transformation with facilities optimized to attract long-term tenants to the sector."
Situated on 4.28 acres, the two new buildings offer prime access to Highway 99, I-10, FM 1406, Deer Park, La Porte, and the Port of Houston. Both facilities feature:
- Tilt-wall construction with a modern gray-and-white exterior
- 2,200 square feet of air-conditioned office space, expandable to 6,000 square feet
- 28-foot eave heights
- Two 20-ton crane-ready bays
- Expansion capabilities up to 6,000 square feet

KDW is constructing a fifth project in Cedar Port — a 103,000-square-foot tilt-wall storage and distribution facility on six acres along Cedar Boulevard, designed for a rapidly growing logistics company based on the West Coast.
"Demand for smaller footprint manufacturing facilities remains high," Dalton said. "Developers and companies from across the nation and the world are seeking our services to support their growth."
