DALLAS, TX — The joint venture partnership of BDT & MSD Partners (BDT & MSD), Trammell Crow Company (TCC), owners of Highland Park Village, and The Retail Connection (the JV) announce the topping out of its Knox Street mixed-use development in Dallas, Texas. Spanning more than 1 million square feet, the project will deliver 150,000 square feet of office space, 100,000 square feet of retail, a 27-story, 186-unit apartment tower, a half-acre park with a direct connection to the Katy Trail, and The Knox Hotel and Residences, a 140-room hotel and 47 condominiums operated by Auberge Collection.
“Reaching this milestone at Knox Street is a testament to the dedication and collaborative spirit of the entire development team,” said Joel Behrens, Market Leader for TCC Dallas-Fort Worth. “It’s incredibly rewarding to see the project's vision, which we've been working on for so long, finally take shape. This mixed-use development is poised to become a vibrant hub for the community, offering a unique blend of retail, residential, and office spaces. We're excited to contribute to the continued growth and dynamism of the Knox Street neighborhood, and we're confident that this project will enhance the experience for residents and visitors alike when it delivers later this year.”
“From the beginning, we set out to thoughtfully assemble a mix of exceptional uses, partners, and experiences that would feel enduring and deeply rooted in the neighborhood," said Sabrina Gleizer, Partner at BDT & MSD. "That approach is reflected in how the district is now coming together, and we’re excited to see Knox Street take shape in a way that will serve the community for decades to come.”
One of the first buildings to deliver this summer will be the multifamily rental tower, The Lora. Its name draws from the Spanish word lora, an homage to the bright green monk parakeets, originally native to South America, who are now residents of the Katy Trail bordering the site. The Lora will offer a mix of one-, two-, three-, and four-bedroom units ranging from 800 to over 3,500 square feet. Designed by architecture firm Woods Bagot, The Lora has a sculptural façade of warm, earth-toned precast concrete articulated through arches framing each residence. These architectural gestures subtly reference the site’s history along the Missouri-Kansas-Texas Railroad line.
In June 2025, Italian hospitality group Sant Ambroeus announced Knox Street as the location of its first Texas outpost. Anchoring the base of The Lora and overlooking Knox Street Park, the restaurant will offer all-day dining, a café, and outdoor patio seating. In December 2025, a collection of lifestyle retail brands confirmed their plans to open locations at Knox Street, three of which would be making their Texas debuts. These retailers include DÔEN, STAUD, TOTEME, and TWP.
