Henrickson Architecture Breaks Ground on Harbor 31, a Muskegon Lakeshore Waterfront Mixed-Use Development

A project years in the making, the Harbor 31 (H31) lakeshore waterfront mixed-use development in Muskegon, Michigan, has recently begun construction. The $120-million environmentally-friendly development was a culmination of the collaborative efforts between the City of Muskegon, State Senator Jon Bumstead, and multiple local, regional, and state advocacy efforts.

A ground-breaking ceremony was held, with remarks from Bumstead; Muskegon Mayor Ken Johnson; leadership from Harbor 31; Samantha Thelen, Divisional Vice President in Michigan Trilogy Health Services; and Elder Brandon Davis, Church of the Living God. The project is partially managed by Grand Rapids-based Wolverine Building Group, also serving as a general contractor. The community is designed by Henrickson Architecture + Planning and Paradigm Design.

Located on the shores of Muskegon Lake, Harbor 31 will be home to approximately 215 market-rate apartments and townhouses as well as hotel, retail, and office space. H31 will incorporate the scale and materials of a traditional central business district in a contemporary architectural style.

The first phase of the Harbor 31 community will include Viridian Shores, 30 single-family homes along the shoreline of Muskegon Lake. The homes will feature open concept main floors, expansive ceilings, and finished rooftop living areas. A 104-unit senior living facility from Trilogy Health Services will also be included in the first phase of construction.

“Harbor 31 will bring additional residents and services to the rapidly growing downtown Muskegon market,” said Dan Henrickson, President of Henrickson Architecture + Planning and Principal of Harbor 31. “Our goal is to develop a project that will add to the reimagined shoreline and be a vital component of downtown Muskegon.”

H31 will prioritize public connectivity to the Muskegon Lake waterfront, with plans to establish the Harbor 31 marina to serve the residents and the public. In addition to the marina, boat storage and a retail sales facility will also be available for use by the entire region.

“The natural beauty of our location, the dedication of our partners, and our proximity to exciting downtown Muskegon realizes the collaborative leadership efforts of many,” Henrickson said. “This diverse community will reflect the variety of residents already interested in what this incredible development has to offer.”

Future phases of the project will include Boardwalk Flats, a 134-unit residential apartment building, along with Harbor 31 Commons, a four-story mixed-use building with a combination of apartments, condominiums, retail, restaurants, and parking garages. All phases of the project will be complete by 2026.
