ACE 2 and 3 are currently under construction along Interstate 35W, north of Westport Parkway, and have the capacity to accommodate companies ranging from 84,000 to 224,616 square feet. Speculative tenant improvements will also be delivered by 2024’s first quarter.
This announcement, along with Hillwood’s recently announced lease with Southwire, a wire and cable producer, proves the industrial sector remains steady. Alliance Westport 25 was originally launched as a 1,076,000-square-foot speculative building in August 2022 but is now growing to 1.18 million square feet to accommodate Southwire’s larger footprint. Hillwood’s AllianceTexas strategy is to continually have available, ready-to-occupy Class A speculative industrial options of all sizes for new and existing customers.

With the recent completion of more than $1 billion in expansion improvements to Interstate 35W, and located within the heart of AllianceTexas’ world-class logistics amenities, these buildings will give our customers access to one of the most critical freight corridors in the country.”
ACE 2 and 3 are located directly on I-35W and are designed with the specifications required to meet the needs of future-forward ecommerce, fulfillment, and manufacturing operations. Each building includes a 32-foot clear height, 260-foot building depth, 60-foot loading bays, and one 185-foot truck court with additional land ready for expanded car and/or trailer parking. Speculative tenant improvements, including around 2,500 square feet of main office space, LED warehouse lighting, warehouse power, and dock door packages, will be constructed with the shell building, allowing a customer to occupy and operate within the building upon construction completion immediately.

ACE 2 and 3 will benefit from AllianceTexas’ transportation infrastructure platform, which includes the AllianceTexas Mobility Innovation Zone (MIZ), Perot Field Fort Worth Alliance Airport and BNSF Railway’s Alliance Intermodal Facility. The MIZ is an ecosystem with comprehensive supply chain capabilities, which provides mobility innovators with infrastructure and strategic partnerships to scale and commercialize new technologies and propel mobility solutions. AllianceTexas’ supply chain network amenities include FedEx Ground Hub, two UPS Ground Sort Hubs, the FedEx Express Southwest Regional Air Hub, and Amazon Air Regional Hub.
Providing access to a trained and skilled workforce, ACE 2 and 3 will also have access to the workforce recruitment, training, and retention resources that are currently available to all AllianceTexas companies through the Alliance Workforce Center and Tarrant County College’s Corporate Training Center and Center of Excellence for Aviation, Transportation, and Logistics.
The buildings are being designed by RGA Architects and financed by Inwood Bank. Peloton Land Solutions provided the building’s civil engineering design, and Hillwood Construction Services will serve as the general contractor for the project.
