SAN ANTONIO, TX — As San Antonio continues to expand west, health care providers and developers are responding to the growing demand for accessible specialty care outside the city’s traditional medical core. The Mariposa Medical Office Building, a four-story, 110,000-square-foot facility located in Westover Hills, Texas, is helping meet that demand by strengthening a fast-growing health care corridor.
The Mariposa Medical Office Building supports the continued growth of a west-side “medical pocket,” providing patients with more convenient access to specialized care that has historically been concentrated near the South Texas Medical Center.
“San Antonio is growing quickly, and with that growth comes the need to expand specialty care beyond the Medical Center,” said Dr. Jose Ruiz, an OBGYN practicing medicine for more than 35 years at Live Oak on Methodist main campus. “This facility allows patients and families in the west side and surrounding communities to receive high-quality care closer to home. It represents a major step forward in improving access, convenience, and continuity of care for this part of the city.”
Tenants of the building include: Clear Vision San Antonio, STRIC, Natera, River City Cardiology, Methodist Cardiology, San Antonio Foot and Ankle, Methodist CV Imaging, SAS Orthopedics, Labcorp, Texas IPS, Methodist Internal Medicine, Methodist OBGYN, and Elite Physical Therapy. Mariposa Medical Building was designed to support the operational needs of modern health care practices. With architecture led by GRG Architecture, the building was designed with flexible layouts and long-term adaptability, reflecting the growing shift toward neighborhood-centered health care that brings services closer to expanding communities and patient demand.
Jordan Foster Construction served as the general contractor for the project, delivering the facility on a compact 0.75-acre footprint that required precise coordination, detailed planning, and high-performance execution. The team managed complex building features and infrastructure requirements while ensuring the facility met the quality and functionality standards expected of today’s medical environments.

The project was recently recognized with the ABC South Texas Eagle Award, highlighting the quality and complexity of its delivery.
Throughout construction, the team navigated additional scope changes and weather challenges to deliver the project on schedule. Jordan Foster Construction also led extensive constructability, planning, and value engineering processes with the owner and architect, which saved the project over $1.5 million.
