Skanska Breaks Ground on New Nine-Story Commercial Office Building, Retail, and Public Plaza in Arlington

ARLINGTON, VA — Skanska, a global development and construction firm, will soon break ground on its newest project, located at 3901 N Fairfax Drive. Once completed, the nine-story trophy building will feature 191,000 square feet of office space, and 10,000 square feet of retail space, in addition to an 8,000-square-foot community-focused public plaza adjacent to Quincy Park. Skanska previously announced the acquisition of the development site in late 2019. Skanska will manage the construction, which is scheduled to be completed in 2023.

“Our proximity to Ballston’s vibrant urban community, a variety of transit options, and Arlington’s concentrated talent pool will make the office building an exciting and attractive business environment,” said Mark Carroll, Executive Vice President and Regional Manager of Skanska USA Commercial Development’s D.C. market. “Our team’s vision is to bring a new caliber of office space into a post COVID world that is committed to meeting and exceeding the highest health, safety, and sustainability standards.”

Recently the International WELL Building Institute recognized the project as one of the first office buildings awarded a WELL Precertification in the Washington region. Additionally, the project at 3901 N Fairfax is targeting WiredScore and LEED Gold certifications.

3901 Fairfax is one of the few remaining undeveloped parcels along the Rosslyn-Ballston Corridor. The project is positioned to serve as a neighborhood and community hub through its plaza and retail design. 3901 will provide an experience focused on health and wellness inside and outside the building. Tenants will have access to a rooftop conference center equipped with a catering kitchen and expansive rooftop deck, private outdoor space on select floors, ground level fitness center, and three levels of below-grade parking with electric car charging stations. Designed in collaboration with Arlington County and the surrounding community, the plaza design differentiates 3901 from other mixed-use office developments in the region by prioritizing access to outdoor green space, community engagement, and programming.

The project team includes:

  • Skanska USA Commercial Development – Developer
  • Skanska USA Building – Contractor
  • CallisonRTKL – Architect
  • Avison Young – Office Broker
  • H&R Retail – Retail Broker
