Trammell Crow Company Announces Third Phase of 35 Eagle Industrial Park

DALLAS, TX — Trammell Crow Company (TCC), a commercial real estate developer, announces the third phase of its 35 Eagle industrial park, located at Interstate 35 West and Eagle Parkway. Phase III will comprise five Class A speculative industrial buildings totaling more than 2.1 million square feet. Construction is scheduled to begin January 2022.

The functional and flexible design and location position the buildings as best-in-class amongst competitors. Building C, a 1,251,160-square-foot cross-dock facility will be the largest speculative warehouse in the market and can be expanded to approximately 1.5 million square feet.

Over 40 acres of additional land is available for users requiring significant car or trailer parking. The four remaining buildings have office entries fronting the highway, 140-foot to 195-foot truck courts, and additional land for above-market truck or auto parking. Phase III will consist of the following buildings:

  • Building C: a 1,251,160-square-foot cross dock with a 40-foot clear height
  • Building E: a 255,377-square-foot cross dock with a 36-foot clear height
  • Building F: a 189,936-square-foot rear load with a 32-foot clear height
  • Building G: a 103,668-square-foot rear load with a 32-foot clear height
  • Building L: a 324,614-square-foot cross dock with a 40-foot clear height

Once we complete Phase III, we will have delivered more than 5.2 million square feet of industrial space to the Alliance area.”

35 Eagle Phase III is the third phase of TCC’s 35 Eagle development. Phase I is comprised of two buildings, spanning 1.5 million square feet, and Phase II features three buildings across 1.6 million square feet.

Located at the NW Corner of I-35W and Eagle Parkway, the project is adjacent to Alliance Airport, the world’s first 100 percent industrial airport designed for cargo and corporate aviation offering ingress and egress along I-35W, as well as north and southbound exits and entrances at Eagle Parkway and I-35W. The project is also located within three miles from the headquarters for the BNSF Railway, the second-largest freight railroad network in North America. Ownership will seek LEED certification on all three buildings.

Alliance Architects, Inc. is the project architect and Halff Associates, Inc. will serve as the civil engineer. Steve Trese and Bob Scully with CBRE Dallas are leasing and marketing the project.
