Industrial Park Project in Historic Neighborhood on Chicago’s South Side Enters Final Phase

CHICAGO, IL — What was once one of the largest undeveloped sites in Chicago is now being transformed into a revitalized community. Ryan Companies envisioned a renewal of seemingly undevelopable land and invested in the promise of Chicago’s South Side with Pullman Crossings, which is now entering its final phase of construction. Forming a joint venture with Namdar Realty Group and Mason Asset Management, Ryan has broken ground on a 160,000-square-foot speculative industrial facility. This project comes just five months after the groundbreaking of another 170,000-square-foot speculative industrial facility.

“The final phase of Pullman Crossings represents an exciting next step in the continued growth of the South Side,” said Kyle Schott, Ryan's Vice President of Real Estate Development. “With this development, we’re not only addressing the increasing demand for modern industrial space, but also reaffirming our commitment to revitalizing this historically significant neighborhood.”

“We are thrilled to partner with Ryan Companies on this significant project in Chicago’s historic Pullman neighborhood,” said Dan Dilmanian, COO of Namdar Realty Group. “Ryan’s track record of successful developments in Pullman Crossings, combined with their deep understanding of the Chicago market, makes them an ideal partner for this venture. As we continue to expand our nationwide portfolio, we look forward to creating lasting partnerships with best-in-class developers who share our vision for creating value through strategic development.”

The 10-acre site for the new facility, located in the historic Pullman neighborhood, is just minutes away from major interstates including the Bishop Ford Expressway, Highway 20, and Interstate 57. The building will feature amenities such as outdoor eating areas, exterior bike racks, ESFR fire protection, and a 32-foot clearance height in the warehouse. The flexible design will accommodate a wide range of uses including warehousing and distribution, as well as light manufacturing and industrial, in addition to providing Class A space to a supply-constrained submarket.

"This is a pivotal moment for the South Side,” said David Doig, President of Chicago Neighborhood Initiatives. “This project exemplifies the power of collaboration between public and private sectors to drive inclusive economic growth. It will not only provide much-needed industrial space, but will also create quality jobs and support the long-term prosperity of local residents and businesses.”

Ryan Companies is the developer and builder of the facility, with construction financing provided by Bankers Trust. The final phase of Pullman Crossings is expected to be completed by August 2025.

Pullman Crossings is a 50-plus acre industrial park within Pullman Park, a 180-acre, mixed-use development being developed by Chicago Neighborhood Initiatives. Dating back to 2017, Ryan developed and built three industrial facilities at Pullman Crossings totaling 685,000 square feet, including the Whole Foods Midwest Distribution Center, an SC Johnson warehouse, and an Amazon last mile distribution center. The industrial park has created approximately 600 jobs to date.
