SOMERVILLE, MA — 808 Windsor Street, a 370,000-square-foot, 11-story life science research building in Somerville, Massachusetts’ Boynton Yards district, has achieved LEED Platinum Certification from the U.S. Green Building Council — the highest rating for sustainable building design and performance.
Developed by Leggat McCall Properties and DLJ Real Estate Capital Partners, 808 Windsor Street is the second life sciences building completed in Boynton Yards, continuing the transformation of the seven-acre master planned neighborhood. The project was designed by ARC/Architectural Resources Cambridge, with sustainability consulting from Atelier Ten, BR+A, and Copley Wolff Design Group, and construction management led by Shawmut.

808 Windsor Street incorporates a range of high-performance systems and design strategies to reduce energy use, minimize environmental impact, and enhance occupant well-being:
- 46 percent reduction in annual site energy consumption compared to the ASHRAE baseline through high-performance materials, advanced shading, and efficient MEP systems
- Air-source heat pumps, high-efficiency boilers, and heat recovery chillers that recapture energy during simultaneous heating and cooling demand
- Native vegetation and landscaping across the site to promote biodiversity and resiliency
- Stormwater harvesting and water reuse integrated with building chillers
- Vegetated roof and landscaped public terrace supporting energy efficiency and community use
- Triple-glazed, low-E high-performance windows providing abundant daylight and exterior views
- Water-saving fixtures and energy-efficient lighting systems
- Transit-oriented location, offering access to the Green Line and multiple alternative mobility options
