FRISCO, TX — The Frisco Station Partnership announces the construction kickoff of Frisco Station Medical Office Building, an 85,800-square-foot specialized building from Dallas-based Cambridge Holdings Incorporated, a national health care and healthy, mixed-use real estate developer. The three-story, modern medical office building, slated to open in late 2026, will serve as the first project in Frisco Station’s Health and Wellness District, which will encompass 35 acres at final buildout within Frisco Station’s 242-acre, mixed-use development.
The building's architect is Perkins&Will, Rogers-O’Brien Construction is the general contractor, Kimley-Horn is the civil engineer, and Transwestern Real Estate is the broker.
The Frisco Station Medical Office Building will be located on the northwest quadrant of Dallas North Tollway and Warren Parkway. Compass Surgical Partners, Orthopedic Institute of North Texas, and Lam Vascular & Associates will serve as anchor tenants for the building, operating a 13,200-rentable-square-foot, multi-specialty ambulatory surgery center and clinic space. Additional tenants include Elite Imaging and physicians specializing in interventional radiology, OB-GYN, and orthopedic spine treatment.
“Cambridge brings a forward-thinking approach to health and wellness-related development that will help realize our vision for the medical experience inside the Frisco Station Health and Wellness District,” said Trey Sibley, General Manager of The Rudman Partnership, an original Frisco Station partner. “With Cambridge, and its high-caliber tenants, we’ll take a further step toward Frisco Station becoming a globally recognized smart, creative, and healthy mixed-use neighborhood.”
Frisco Station already features four residential urban living communities and three hotel properties, including Canopy by Hilton Dallas Frisco Station, the AC Hotel Dallas Frisco, and the Residence Inn Dallas Frisco. In addition, office developments include The Offices One, Two, and Three, representing 700,000 square feet of fully amenitized Class A office space in the southwest corner of Frisco Station.

The Frisco Station Health and Wellness District is a connected ecosystem that will offer access to workplaces, care, open space, healthy buildings, community engagement, and an active lifestyle. The community is accessible to the Dallas North Tollway and Highway 121. It is also near Frisco's regional hiking and biking trail system and Canyon East and The Bend, part of Frisco Station’s 30-acre programmed park system.
“Our team at Cambridge is excited to play a leading role in establishing the health and wellness component at the award-winning Frisco Station development,” said Jean-Claude Saada, Cambridge Chairman and CEO. “The continued growth in Frisco and North Texas overall has created an increasing demand for health care services, including hospitals, medical office buildings, and specialized care. Cambridge’s thoughtfully developed projects streamline outpatient care, enabling more precise diagnoses, more effective treatments, better patient experiences, and faster recoveries.”
