The Krog District redevelopment project features site improvements and enhancements to the existing properties as well as two newly constructed mixed-use buildings with retail and office space. Both new, ground-up core and shell buildings utilize steel structure construction and panelized wall systems for the building envelopes. Both sites are surrounded by heavily populated residential neighborhoods, retail and office space, and one of Atlanta’s prime attractions — the BeltLine Eastside Trail.
The new four-story building and attached five-story parking deck adjacent to Krog Street Market involved the demolition of an existing office structure. Balfour Beatty delivered the building in shell condition for future interior upfits by tenants. Level one is slated for street retail, and the remainder of the building is designated as office space. The new parking deck offers 186 spaces and is already open to the public.
The 33,000-square-foot, three-story building at Lake Avenue Northeast and Krog Street Northeast abuts the Eastside Trail and provides new access to Krog Street Market via a hardscaped access point. The building will feature retail and office tenants and was delivered in shell condition, ready for interior upfits by future tenants.
The redevelopment project also features upgrades to Atlanta Stove Works, an existing retail and office building on Krog Street Northeast. Upgrades include surrounding landscape and hardscapes, new storefront systems and facade updates, new interaction features with the Eastside Trail, and demolition of a formerly enclosed restaurant space to create an open-air breezeway. The breezeway is a key feature of the project and provides direct access from the Eastside Trail to a mix of retail and office space. Additional site improvements to Atlanta Stove Works include new lighting, pedestrian path connectivity, signage, and improvements to an existing motor court to improve ride-sharing experiences.

Additionally, Balfour Beatty has completed several tenant upfits in the newly upgraded buildings in The Krog District, including the 10,400-square-foot space for lifestyle and outdoor brand, Patagonia, and a 1,960-square-foot space for skincare retailer, HeyDay. Additional upfits are also underway for Restore Cryotherapy, a wellness center, and Rowan, a piercing studio.
