SAN TAN VALLEY, AZ — Kraus-Anderson Phoenix has begun construction on Terraza Medical Village in San Tan Valley, Pinal County, Arizona. The developer is Mesa-based Tri-City Cardiology Consultants Real Estate Holding Company, which works with East Valley hospitals to bring diagnostic, treatment, and preventative services to one of the fastest growing areas in the state.
Tri-City Cardiology will be the first medical provider in the 12-acre campus, which when complete will include five class A medical office buildings that are a combined total of 100,000 square feet.
Designed by TriArc Design and Architectural Services, the $45 million project for Tri-City Cardiology will feature a two-story, 20,000-square-foot building. Kraus-Anderson also will begin construction on a 9,740-square-foot building for a future tenant. Construction is expected to be completed in May of 2026.
The construction timeline for the remaining three buildings has not yet been finalized.
Specifically designed by doctors for doctors and patients, Terraza Medical Village includes ample parking, outdoor amenities, and environmentally friendly electric vehicle charging stations.

In early 2024, Kraus-Anderson Construction Company (KA) acquired Phoenix-based Sonoran Crest Construction, a 20-year-old firm with a health care presence in the southwest U.S. Through market sector diversification and geographic expansion, the acquisition will expand KA’s growth in the southwest U.S., the fifth largest construction market in the country and a national hub for the health care industry, one of KA’s largest building units.
