Midway to Develop Port Houston's New Headquarters at East River

HOUSTON, TX — Houston-based Midway, the privately owned, fully integrated real estate investment and development firm, announces it will develop a new headquarters for Port Houston within East River, its 150-acre mixed-use development on Houston’s east side. Port Houston has purchased two tracts of land in East River’s first phase, on which a 95,000-square-foot office building, 300-space parking garage, and skybridge connecting the two structures will be constructed.

Located adjacent to Buffalo Bayou with views of downtown Houston, both buildings will be occupied solely by Port Houston. Midway will manage all aspects of the predevelopment, development, and construction process on behalf of the port, with a focus on responsible, sustainable, and inclusive development. Construction is anticipated to begin in spring 2024, with completion slated for summer 2025.

“Port Houston has been a driving force in Houston’s success since its creation, and its value as an economic catalyst and community partner are as critical as ever,” said Larry Sloan, Executive Vice President, Investments & Development at Midway. “We are proud to partner on the development of their new headquarters at East River and look forward to delivering an innovative new office environment that is uniquely suited to the port’s current needs, while attracting and retaining a new generation of talent in the years to come.”

For over a century, Port Houston has served as a strategic leader for the Houston Ship Channel and is instrumental in the city of Houston’s development for international trade. Port Houston owns, manages, and operates eight public terminals along the 52-mile waterway, including the area’s largest breakbulk facility and two of the most efficient container terminals in the country. An advocate and steward of progress for the ship channel, Port Houston is key in helping to expand the waterway in record time. As the first ranked U.S. port in foreign waterborne tonnage, Houston Ship Channel-related businesses generated more than $439 billion in statewide economic value in 2022, up nearly 30% since 2018.

Relocating its headquarters to East River will advance Port Houston’s strategic goals to promote prosperity in the region through awareness, employee investment, environmental stewardship, and community engagement. The new headquarters building at East River will include multiple office configurations with integrated technology, flexible space for large meetings and events, and immediate access to East River’s amenity-rich offerings.

“We are thrilled to announce the move of Port Houston’s administrative office staff to a new location. This strategic decision has been made to accommodate our growing needs in support of the Houston Ship Channel ... while supporting the growth of our local area,” said Roger Guenther, Executive Director at Port Houston. “This location takes us back to our original roots where the Houston Ship Channel began, while also providing our staff with a collaborative environment and a modern workspace that all Houstonians can be proud of — the ideal place to house the administrative offices of the local sponsor of our nation’s largest waterway.”

In total, East River’s first phase will offer 300,000 square feet of leasable office space designed to fit a variety of business needs; three 10,000-square-foot independent office structures dubbed The Studios at East River, which are currently under construction and geared toward businesses looking to own their own space; The Laura, a five-story, modern-industrial multifamily community of 360 apartment homes; and an additional 100,000 square feet of retail at the ground floor of the office buildings, district garage, and bayou restaurant pavilions that will fuse commerce and culture with restaurant, hospitality, retail, medical, and entertainment forming spaces.

East River is additionally delivering the first phase of new hike and bike trails on the north side of Buffalo Bayou east of downtown, connecting into nearly 500 miles of bike lanes across the city and the recently announced Buffalo Bayou Park eastward expansion. Midway has completed building construction on all retail/office components for East River’s first phase.
