MESQUITE, TX — The Mesquite City Council passed a resolution to approve terms and conditions with C CH REALTY IX-CE I MESQUITE 635, LP (Creation RE, LLC) and a real estate fund advised by Crow Holdings Capital for the construction and development of Mesquite 635, a Class A Industrial Business Park on 38 acres at the Southeast corner of US Highway 80 and IH-635.
Totaling approximately 555,000 square feet, Mesquite 635 will consist of two rear-load buildings and one front-load building with 32-foot to 36-foot clear heights, 185-foot truck courts, and approximately 594 auto parking stalls.
LGE Design Group and its affiliate, LGE Design Build, are serving as the architect and general contractor for the development, respectively. Construction is slated to begin in late 2021, with completion scheduled for late 2022/early 2023.
The development is required to receive a Certificate of Occupancy for at least a 159,000-square-foot building by April 2023, with completion and receipt of a Certificate of Occupancy on all remaining building obligations by April 2026.
“This will be a Class A warehouse and office campus," said Taylor Mitcham, Vice President of Transactions with Creation Equity. "Because of our high level of design and construction it will attract a different type of tenant. The project has been designed to respect the neighbors with condensing the traffic in the middle of the property, away from the perimeter, highlighting the high-end building design to the highway exposure, as well as a number of landscape buffers."
