The nearly 422,000-square-foot, LEED-certified build-to-suit industrial facility will sit on 60.7 acres in Midlothian, about 31 miles southwest of downtown Dallas. Oncor is the largest electricity transmission and distribution company in Texas, serving more than 13 million customers in the Lone Star State.
This 36-foot clear-height building will have a cross-dock configuration and will include a significant amount of warehouse storage space along with interior offices, a break room, training rooms, lockers, and restrooms. The facility is planned for completion in fall 2024.
“KDC is proud to leverage our build-to-suit experience in the development of this new distribution center," said Eric Hage, KDC Executive Vice President for Development. “The new facility will help Oncor meet their real estate needs and continue to serve their customers.”
KDC successfully worked with the city of Midlothian to rezone the site from agricultural to planned development.

“This facility will help continue to support the unprecedented growth throughout Oncor’s service territory. Oncor is excited to partner with KDC on this important project,” said Kallie Malmgren, Senior Director, Supply Chain Management for Oncor.
Cushman & Wakefield’s Ryan Hoopes, Robbie Baty, and David Eseke represented Oncor in the transaction.
F.A. Peinado is serving as general contractor for the project, and Alliance Architects, Inc. is the architect.
KDC is currently working on several projects throughout Texas, including Wells Fargo’s 850,000-square-foot office campus in Las Colinas, a 500,000-square-foot office tower in uptown Dallas named Parkside, a large manufacturing building in McKinney, and a new logistics port operations center for Volkswagen.
