ROUND ROCK, TX — Adolfson & Peterson Construction (AP), a national, family-owned construction management and contracting company, recently completed more than 310,000 square feet of industrial space for the Sunrise Commerce Center in Round Rock, Texas.
Owned by IDI Logistics and spanning 37 acres, the Class A industrial development is less than a mile from Interstate 35. AP’s role included construction and tenant finishes for the three buildings. AP broke ground on the project in spring 2023.
“Industrial real estate continues to be in demand in Central Texas, and completing the Sunrise Commerce Center is one part of helping meet this demand,” said Zack Rogers, Vice President/Project Executive of the AP Gulf States region.
The project’s three buildings share several common elements, including rear load capabilities, LED lighting, ESFR fire sprinklers, and build-to-suit office space. Building A is 175,170 square feet and features 36-foot clear heights. Building B at 59,274 square feet and Building C at 76,245 square feet both have 32-foot clear heights.
The Sunrise Commerce Center facilities are tilt-wall, shell buildings with special DUCTILCRETE Slabs with HEIDEBED technology, providing differentiated slab systems. This construction allows for distribution centers, warehouses, data centers, and manufacturing facilities to have greater flexibility with their floor space while simultaneously lowering maintenance costs.

AP Gulf States is working on several projects with the AP Central Texas office. Cross Creek Behavioral Health Hospital in Austin is currently under construction, and the team was also recently awarded projects with Austin ISD, calling for the renovation of Anderson and McCallum High Schools. Additional AP Gulf States projects include the adaptive reuse work at downtown Dallas’ Santander Tower, a renovation of the Mesa Building at The University of Texas - Permian Basin, along with the recently completed projects at the University of North Texas in Denton, the Clements Hall Scholar’s Den at Dallas’ Southern Methodist University, and the Potter County District Courts Building in Amarillo. Other notable completed projects include Frisco’s PGA of America headquarters, Vari’s headquarters with VariSpace in Coppell, and Building 18 at Billingsley Company’s International Business Park in Plano.
