In a recent meeting, the HPB reviewed plans for the contemporary high-design and high-performance property designed by Peter Marino in collaboration with Kobi Karp Architects, with support for the project from prominent community members including Jack Finglass, Former Historic Preservation Board Chair; Howard Herring, President and Chief Executive Officer of New World Symphony; Lyle Stern, President of Koniver Stern Group; as well as the Miami Design Preservation League and Lincoln Road Business Improvement District.
One Soundscape Park will comprise 52,500 square feet of Class A commercial space featuring panoramic exposures of Soundscape Park, South Beach, and the Atlantic Ocean. Embracing a front row Soundscape Park exposure, the building features a hospitality-driven lobby and five floors of office space with private loggia terraces for informal gathering.
A deliberate contemporary nod to Art Deco rhythmic verticals, the façade is a composition of white vertical fins that vary in density and pitch lining floor-to-ceiling glazing, which also provide an environmentally responsive solar shading device that maximizes internal daylight. The contemporary design emphasizes a commitment to quality and sustainable infrastructure while showcasing signature unobstructed corner exposures, an amenitized roof terrace, on-site valet parking, a tailored service program, and a private porte-cochere arrival with vertical gardens.
Integral to the design, Marino has created an interior tailored to optimize a tenant's working culture and operational needs with specialty artisanal architectural finishes, building services, and lighting components. Commissioned art and furniture play a central role in the project with Marino curated pieces defining the porte-cochere and lobby.

"We are delighted to have secured the Historic Preservation Board's approval for One Soundscape Park, and grateful for the overwhelming support the project has received from a broad range of stakeholders, reinforcing our commitment to bringing world class design and architecture to Miami Beach," said Michael Shvo, Chairman & CEO of SHVO.
Additional projects currently underway by SHVO in Miami Beach include the development of The Alton, designed by Foster + Partners, and the redevelopment of the Raleigh Hotel and Residences, to be operated by Rosewood Hotel & Resorts, also being designed by Marino. Kobi Karp Architects will reinforce both visions with local expertise.
