Inspire Development Starts Construction on Mixed-Use Community in Austin
The new project, called The Eden, will include 306 apartment “smart” units that integrate the latest technological features with a myriad of other Class A+ amenities. Offering one-, two-, and three-bedroom options ranging in size from 672 square feet to 1,511 square feet, units are being designed with 10-foot-high ceilings, eight-foot-high doors, gas appliances, built-in kitchen islands, quartz countertops, walk-in closets, full-size washer and dryers, as well as smart locks and thermostats.
Future residents will have access to community gardens as well as immediate connectivity to a three-acre park. Additional property amenities also include a fitness center, rooftop lounge deck with a complete kitchen, golf simulator room, dog spa, coworking lounge, and a resort-style pool area with BBQ grills, day beds, personal cabanas, bocce ball courts, and more.
Vertical construction on The Eden just began and is slated to be complete by the end of 2024.
Located at the northeast corner of State Highway 45 and West Parmer Lane, the Pearson Ranch is just two miles from Apple’s new corporate campus. Designed to foster community and connections, Pearson Ranch is designed to attract local, homegrown Austin restaurants and retailers connected to expansive parks, public plazas, and hike-and-bike trail systems.
“This part of the Austin area has cemented its reputation as the place to be for high tech employers,” said Inspire Managing Principal Brett Ames. “The Eden brings high-quality housing to an area where it’s needed and helps more people live close to where they work.”
The general contractor for The Eden is NRP Group, while the project’s architect is Davies Collaborative.
The masterplan includes 48 acres of land for a corporate campus, which is ideally situated to fill a need for corporate office space near a myriad of existing major employers including Dell, PayPal, Amazon, Visa, and others. Apple’s $1 billion corporate campus, housing what many anticipate will become the area’s largest private employer, is also just south of Pearson Ranch.
Total build out for the entire 156-acre Pearson ranch project is anticipated to take approximately 10 to 15 years, and is anticipated to have a value exceeding $2 billion upon completion. It will include 2.6 million square feet of Class A office space, 200,000 square feet of retail, restaurant, and community and cultural spaces, two hotels, thousands of upscale residences, and 30 acres of parkland.
The site has connectivity and visibility, with four entrance points and over three quarters of a mile of SH 45 frontage. Access to the CapMetro’s Lakeline Station is just west of Pearson Ranch, which brings together the MetroRail Red Line, running from Leander to downtown Austin, 485 parking spaces, as well as both Express and Metro bus service.
